Sustainable, supportive, and affordable housing co-located with community healthcare facilities
CHV was awarded the development site for The Hart through the Vital Brooklyn initiative, a New York State community development program designed to uplift underserved neighborhoods in Central Brooklyn. Vital Brooklyn offers a holistic approach that focuses on integrated areas of improvement, including affordable housing, community-based healthcare, healthy food, education, and economic empowerment. A $51 million public-private investment, The Hart is currently under construction and once complete will offer 57 permanently affordable homes for the frail elderly, families in which the head of household requires support due to a serious mental illness, and low-income families and individuals. The sustainable development will offer innovative community facility space and programming designed to meet the needs of the community. Continuing CHV’s mission to improve health outcomes for tenants, The Hart will co-locate housing and healthcare with a mental healthcare clinic and an integrated primary care center to be operated by One Brooklyn Health, which will serve as one of Vital Brooklyn’s 32 Ambulatory Care Centers.
The Hart is targeting LEED-Gold and ENERGY STAR certifications, and is following Active Design guidelines to promote the physical health and well-being of residents. The development will be solar-ready for a 28 kW photovoltaic array and interior construction will include durable and sustainable finishes that are low or no-VOC, efficient HVAC systems and fixtures, and healthy indoor air quality. The Hart will be a stable community investment providing economic opportunity and an increased tax base for the neighborhood.
