Sustainable, supportive, and affordable housing for seniors with community resources
CHV was awarded the site for Kingsborough Seniors in June 2023 through the competitive NYC HPD and NYCHA 2.0 Seniors First RFP. The carefully considered proposal will create a 15-story new construction development on underutilized land on NYCHA’s Kingsborough Campus in historic Weeksville, part of the present-day neighborhood of Crown Heights, Brooklyn. The $198 million public-private investment will feature 244 deeply affordable homes for seniors, including 60 for formerly unhoused households and 35 for NYCHA residents. The development will have more than 7,200 square feet of community facility space on the ground floor for senior tenants and the surrounding community. This space will offer a range of services focused on improving health, fostering community, and supporting economic development. Kingsborough Seniors will bring the NYCHA and Weeksville communities together in thoughtfully and flexibly designed spaces that empower seniors to live healthy and full lives.
The transit-oriented development is designed to be fully accessible and meet Passive House standards to ensure sustainability and energy-efficiency. Kingsborough Seniors will promote healthy, active, independent senior living, and foster socialization through several design features, such as common lounges and outdoor terraces on each floor, multipurpose community rooms, a walking loop and outdoor activity terrace, and a rooftop terrace with gardening beds and an outdoor kitchen. The development will deploy a photovoltaic array and CHV is pursuing WELL, Fitwel, Enterprise Green Communities Criteria, and NYSERDA certifications. Tenants will enjoy healthy indoor air quality through non-toxic finishes, ventilation, and a non-smoking policy.
